Central New York median home price rose 5.8% in the first nine months of 2026, the Greater Syracuse Association of Realtors said
The median home selling price in Central New York rose 5.8% in the first nine months of 2026 compared with the same period in 2025, while closed sales fell 0.6%, according to a report released Oct. 22 by the Greater Syracuse Association of Realtors (GSAR). The figures cover single-family residential activity in Cayuga, Madison, Oneida, Onondaga, Oswego and Seneca counties, so they are a six-county figure and not an Oswego County figure. GSAR said closed sales from Jan. 1 through Sept. 30 totaled 5,690, and the median price for the period was $264,500. For September alone, GSAR reported 761 closed sales, down 7.1% from September 2025, and a median price of $270,000, up 1.9%. GSAR reported 2,262 homes listed for sale at the end of September, up 55.7% from a year earlier. GSAR CEO Reginia Tuttle said the group expects mortgage rates above 7% to slow some buyers in the last quarter and that more inventory gives buyers more negotiating power, and that the number of listings has not been this high since late 2019.
